This sale consists of a high volume of White Oak and Mixed Hardwood. Timber was averaged by taking 1-acre plots. Using 1/4” International scale. Target timber to be harvested is 12” inches on the Stump and above. (ALL TIMBER SMALLER THEN 12” STUMP MUST BE PROTECTED AND CAN NOT BE DAMAGED).
Plot 1; 20 W/O at 125’ per tree = 2,500’ Mixed 15 at 125’ per tree = 1,875’

Total Volume 499,200’ Volume totals are an estimate and are not guaranteed. Buyer’s must make their own estimates and bid lump sum accordingly.
BUYERS PREMIUM: 5% Buyer’s Premium will be added to the final bid price to arrive at the contract sales price.
ACCEPTANCE OF BID PRICES: Winning bidder will enter into a Contract to Purchase immediately upon being declared the Successful Bidder by the Auctioneer. Upon the close of the auction, the winning bidder will be forwarded via email a Contract to Purchase. Living The Dream must receive a signed copy of the contract on or before Auction close date. (hand delivered, faxed, or scanned and emailed). The Seller reserves the right to reject any and all bids. Once accepted, this agreement shall be binding on the parties and their successors and assigns. This agreement is NOT subject to financing, inspections, or other contingencies or delays the closing for such reason.
DOWN PAYMENT: Non-Refundable deposit of 10% of the contract purchase price will be required by winning bidder within 48 hours . Business, Personal Checks or Wire Transfer are accepted. To be held by Living The Dream Inc.
CLOSING: Closing shall be on or before 30 days from close of Auction
START DATE: No logging can start until Timber is paid in full.
Under no circumstances shall Bidder have any kind of claim against Living The Dream INC, or anyone else if the Internet service fails to work correctly before or during the auction.

The online auction platform allows for a “soft auction close” and… – If a lot receives a bid within the last 10 min. it will remain open for an additional 10 min. – If any further bidding occurs, the extension timer will reset to 10 min. – If no further bidding activity occurs, the lot closes when the timer runs out.
All announcements the week of the sale take precedence over any pre-printed material.

Proof of funds, a bank letter of guarantee, or financing approval on bank letterhead must be emailed to heatherlivingthedream@gmail.com before you will be approved to bid.
Bidding platform records of Auction Co. will be deemed conclusive in all respects and will be final. In the event of two identical absentee bids, the first bid received will be the successful bid.
Security Deposit: A Security deposit of 2% will be required. A cashier’s check made out to Seller of 2% of total bid amount to be giving to Seller at Timber Contract signing. Security deposit will be held until final inspection of all site cleanup treatments (erosion control, landing clean up, residual damage, etc.) NO EXCESIVE RUTS. The security deposit will be returned to Buyer from Seller upon final inspection approval of landowner or LTD if hired by sellers as Timber Consultants.
Erosion control.
Skid trails: Water bars will be needed on this sale where there are skid trails are greater than 5% grade. Creeks and drains will have to be kept clear of debris.
Roads: Roads will be smoothed out and may need to be widen in a few places. Parts of the road will need to be constructed and might need rock in some places. Buyer’s responsibility.
Timber harvesting: Quality work is a must and minimal residual damage is a must.
Landing areas: Landing areas can be on field edges, landings will be leveled and pushed into tree line. Buffer around 50’ field edges.
Buffer area: Landowner is wanting to keep a buffer area around all field edges. (Exception of a dead or dying tree in buffer area or a nice white oak can be harvested with minimal damage.
Buyer’s Premium
Living the Dream properties will be paid 5% Buyer’s Premium by winning bidder.
Bid Amount due at Contract signing. Successful Bidder will have 30 days to make full payment after winning bid.
